Ham was Nimrod's grandfather, son of Cush. Peleg was born 4 generations after Shem so there is several gerenerations between Nimrod and Peleg. Also no mention of the confusion of languages and the division of the world at same time

Well Nmrod just ruled in Babel as well as other cities after the Tower obviously since he also built and/or controlled other cities, as well as Asshur the son of Shem creating ostensibly Assyria to rival him. The Tower was built by all the people because they said to themselves "let us make a name for ourselves lest we be scattered". God confounds their language in such a way that they can only understand their family members, and this is why they left off building the Tower and then went their way fulfilling the earlier directive of God for the offspring of Noah to spread out and subdue all the Earth in the preceding chapters. This also makes sense why in Chapter 10 as it lists off the races it's impressed that they grouped after race/nation and language/tongues.

This is how the meaning is dividing the Earth into the first nations which were by race and language after the list of Patriarchs, literally fathers of the races. The Holy Bible is a true account of history, but also about God, so therefore in Chapter 11 it makes sense as a coherent book for Genesis to mention this and then to then focus down to Abraham. In Abraham's time the Earth is still young, but the races have gone to their lands and established nations already, belief in the True God is still existent, but is waning as the practice of idolatry and the most ancient pagan religions come into existence also. By the time we get to Jacob/Israel at the end of Genesis he is the only person really that has held value in the promsies of God, and thus God's blessings of Israel and a race and their struggles with God throughout the Holy Bible and wider history culminating in the birth, crucifixion, and resurrection of the Messiah, Jesus, from Israel's son Judah's lineage (also tying into additional promises God makes to King David much later in the Bible).

To Eber were born two sons: the name of the one was Peleg, for in his days the earth was divided, and his brother’s name was Joktan.

Genesis 10:25
1 Chronicles 1:19

IMO I think the land mass was all in a single location and when the world was divided it created the Ring of Fire, earthquakes amd volcanoes.

Peleg was born in the year 1757 from creation and 100 years after the flood and died in year 1996
Agree that the passage infers it was the actual land mass that was divided which position I've held previously. That would explain a lot of questions people pose who are of the opinion that the one land mass was divided much earlier which drives their unanswerable questions.

According to Genesis 10:25 and 1 Chronicles 1:19, it was during the time of Peleg that the earth was divided – traditionally, this is often assumed to be just before, during, or after the failure of the Tower of Babel, whose construction was traditionally attributed to Nimrod. The meaning of the Earth being divided is usually taken to refer to a patriarchal division of the world, or possibly just the Eastern Hemisphere, into allotted portions among the three sons of Noah for future

I'm aware of the "usually taken" position, but that's simply opinion as well. If you look at Gen 10:32, it appears to make the distinction between the nations and the earth itself. Verse 25 doesn't say 'were the nations divided in the earth', but simply that the earth was divided. "Ha ares" is "the earth" in Hebrew and as used elsewhere, it refers to the earth itself such as in earlier verses of Genesis, i.e.; Gen 1.1, 1:11, 1:12. 1:15. and so on. In verse 10 of Gen 1, God called the dry land "eres" (earth), a variation of 'ares'. Just my view on this for your consideration.

Gen 10:32

32These are the families of the sons of Noah, after their generations, in their nations: and by these were the nations divided in the earth after the flood.

Gen 10:25

25And unto Eber were born two sons: the name of one was Peleg; for in his days was the earth divided; and his brother's name was Joktan.

Why can't it be both?

The division being both physical and spiritual.
You'll have to explain your thoughts. I don't see a connection in the text relating to bring spiritual at all. It's a physical event that's described with no reference to the spiritual that I see.

First, the land being separated does separate people. So both physically can be true.
As far as spiritually goes, Romans 1 teaches that God can be understood by the things we see so there is spiritual reality revealed as well.
